Most of our residential clients are dual-income families, couples without time on weekends, or expat households on assignment in KL. We have one or two retirees on the schedule too, who simply want the heavy lifting taken off their hands.

Our recurring visits do not aim to deep-clean every surface in two hours. They keep the place in the same shape it would be in if you had Saturday morning free, every Saturday, forever — kitchen wiped down, bathrooms fresh, beds remade, floors not slippery, surfaces not greasy.

Every three months we rotate in a deep-clean pass which covers the back of the fridge, the inside of the oven, the louvre windows, the aircon vent grilles and the laundry stack. That rotation is built into the price.

What is included in a maintenance visit

The standard checklist, room by room.

This is the default scope. We tailor it for you in the walk-through, and you can add, remove or reorder anything before the first visit.

Kitchen

  • Counters, splashback and exterior of cabinets wiped
  • Hob top, extractor outside and sink polished
  • Floor mopped (laminate-safe chemistry)
  • Bin emptied and reliner installed

Bathrooms

  • WC, basin and shower bay scrubbed
  • Mirrors and chrome polished streak-free
  • Tiles wiped, grout spot-treated as needed
  • Mats lifted, floor mopped, towels rotated

Bedrooms

  • Bed remade with your linen
  • Surface dusting on side tables and ledges
  • Wardrobe doors and handles wiped
  • Floors vacuumed and mopped

Living areas

  • Coffee table, console and shelves dusted
  • Cushions plumped, throws folded
  • Floors vacuumed and damp-mopped
  • Glass surfaces buffed

Laundry area

  • Drum exterior and detergent tray wiped
  • Lint trap cleared if you have a dryer
  • Floor mopped and skirting wiped
  • Hanging racks straightened

Quarterly deep pass

  • Inside of oven and microwave
  • Behind and underneath major appliances
  • Aircon vent grilles and ceiling fans
  • Louvre windows and bathroom extractor covers

The numbers below are the typical going rate. The walk-through tells us whether you need more or less than the standard hours, and the written quote reflects that.

What residential customers usually want to know.

How quickly can you start?

If we have crew availability in your area we can start within seven days of the walk-through. Mont Kiara, Bangsar and KLCC schedules tend to be tighter so we may quote a 10 to 14 day start.

What do we need to provide?

Power, water and ideally a corner to stash a small caddy. We bring everything else: microfibre cloths, mop heads, vacuum, brushes and detergent. If you prefer your own products we use those instead — just leave them out for us.

Can I leave the key with the security guard?

We prefer not to. Most of our customers issue Bayleaf a personal access card or hand us a key that we store at our office under a two-signature lockbox. The handover process is detailed in the welcome pack.

What about pets?

We work with dogs, cats and rabbits regularly. Pet-safe product set is no extra charge, just flag it in the walk-through. We do not work around reptiles or birds in open cages — you would need to crate them during the visit.

Can the same crew take care of multiple homes I own?

Yes, and we encourage it when the locations are within a half-hour drive of each other. Customers with two or more sites receive a 10 percent rebate on the second address.
