Commercial cleaning

After-hours cleaning for small offices, clinics and retail in the Klang Valley.

We work the dead time — pre-opening at 7 a.m., post-trading at 9 p.m. — so your business is never interrupted. Three-month written contracts, no auto-renewal traps.

Who we look after

About 28 sites are on our active commercial rota.

Bayleaf serves a mix of professional services offices (legal, dental, design), independent retail (curated boutiques in Bangsar Village and Mid Valley), and clinical environments (general practice, dental, audiology). All sites are under 500 square metres — a deliberate choice. Above that footprint, you really do want a larger contractor with more crew flexibility.

Our smaller scale lets us promise the same two-person crew at every visit, which matters in a clinical environment where surfaces, waste handling and consumables follow protocol.

We work to schedules that are agreed by the calendar quarter. You see the same supervisor in your inbox for the entire engagement.

Commercial scope

Three rotations, each with a published task list.

Daily rotation

For offices over 6 desks and retail with daily footfall. The crew runs an 80-minute pre-opening visit, focusing on customer-facing surfaces, washrooms and waste cycling.

From RM 2,400 per month

Alternate-day

Smaller offices, design studios and clinics with three to five working days per week. Visits run for 90 minutes per site with a deep rotation at month's end.

From RM 1,650 per month

Weekly

For consultancies, accountants and small studios that need a thorough Friday-night reset. Three-hour single visit with quarterly deep clean built in.

Where Bayleaf has built a track record.

We have learned each of these sectors by serving repeat clients for years. We are not a generalist contractor for everything.

  • Professional services offices — workspaces of 4 to 25 desks, sometimes shared by two tenants on different schedules.
  • Independent retail — boutique, optician, gallery and bookstore environments where presentation matters as much as hygiene.
  • Clinics — general practice, dental and audiology, with protocols for sharps, biohazard bins and instrument-area exclusion.
  • Co-working suites — small floors of 8 to 12 micro-offices needing quiet daytime touch-ups and an evening reset.
  • Embassy support — discreet residence cleaning for diplomatic households on annual contracts.

Consumables and compliance

What is bundled and what is itemised.

Replenishables
Hand soap, hand towels, toilet rolls and bin liners are billed at cost plus a 5 percent handling fee, tracked monthly on the invoice.
Waste and recycling
General waste goes to the building chute; recyclable streams (paper, plastic, aluminium) are bagged separately and taken to the building's collection point.
Sanitary disposal
Provided as a sealed-rotation service through a licensed third party. Standard schedule is fortnightly, RM 95 per rotation per unit.
Sharps and biohazard
For clinical sites only. We supply Klinika-spec yellow bins and arrange uplift via a DOE-licensed processor.
Reporting
End-of-month PDF report listing visits completed, deep-clean rotation status and any maintenance items flagged.
Onboarding a new site

Five working days from contract to first visit.

  1. Site walk-through

    The supervisor walks the floor with you, takes photographs and notes the access procedure with building management.

  2. Written proposal

    Within 48 hours: scope, schedule, hourly attendance, consumable estimate and the named crew supervisor.

  3. Contract signing

    Three-month written term, electronic signing, with the option to escalate scope mid-term without renegotiating the base rate.

  4. First visit

    The supervisor accompanies the crew. After the first visit you receive a one-page report of any maintenance issues noted by the cleaners.
